Our sweet spot is single-family homes and smaller multi-unit buildings with owners who prioritize keeping the property in good condition. Do I have to approve every repair?
No. As your full-service manager, we handle daily maintenance so you aren't fielding routine calls. Essential health, safety, and habitability repairs are handled immediately to protect your building and residents, with details reported to you right away. For larger, discretionary projects, we consult with you directly to discuss options.
How does Woodminster help me stay compliant with rental regulations?
Rental laws in California and the East Bay change often, and several cities have their own rules. We manage every property to current law, not how things worked five years ago. One longtime client calls our compliance "infuriatingly consistent." That consistency is what protects owners.
What is the biggest cost most owners underestimate?

Yes. We ask for a mutual two-year commitment when onboarding a new property. This long-term alignment allows us to implement the proper systems, maintenance schedules, and operational improvements that pay off over time.

Looking for a rental, or already living in a Woodminster home? Here's how applying, moving in, paying rent, and maintenance requests work.
How do I submit a maintenance request?
Log in to your resident portal and submit a request there. It's the fastest way to reach us, and you'll get updates as the work moves along. If you can't use the portal, call our office and choose the maintenance line. Once a vendor is assigned, they'll contact you to schedule the repair.
What counts as a maintenance emergency?
If there is an immediate threat to life or property, always call 911 first.
- A maintenance emergency includes issues that severely impact basic habitability, such as:
- Complete loss of heat during cold weather
- Complete loss of hot water
- The primary or only toilet in the home being completely backed up or unusable
- Total failure of the primary stove or oven
- Active water intrusion pouring into the living space during rain
For these specific emergencies, call our office line and follow the prompts to reach our 24/7 emergency operator. Routine items should be submitted through the portal for standard business-hour handling.

How do I find and view an available rental?
Browse our current listings online, then contact our team by phone or email to set up a viewing. Depending on the property, we offer private showings, video walkthroughs, and scheduled open houses.
How do I apply for a rental?
When you find a listing that fits your needs, click the "Apply Now" link directly on the property page. That opens our secure application portal, where you can upload required documents and submit your details to our team.
How do I pay rent, my security deposit, or move-in funds?
All payments run through your online tenant portal. Once your lease is finalized, your portal activates so you can electronically transfer your security deposit, move-in balances, and monthly rent payments for free.
What can I expect on move-in day?
You will meet a member of our team at the home for a joint move-in walkthrough. We complete a written condition report together, and you are encouraged to take your own photos and videos for your records before receiving your keys.
What if someone needs to be added to or removed from my lease?
Roommate and occupancy changes depend on local city regulations, which vary across Alameda and Contra Costa counties. Contact our office directly, and we will guide you through the correct protocol and resources for your specific municipality.
Do you allow pets?
Pet policies are determined on a property-by-property basis according to the owner's guidelines. Please check the individual property listing or ask our team about a specific home.
