Woodminster Realty is a family-owned brokerage in the Oakland Hills, and every listing is handled under the direction of broker and owner Nick Drobocky. For Sellers
How do we get started?
Schedule a listing consultation. One of our agents will meet you at the home, walk through it with you, and tell you what it will take to sell and what it's likely to sell for. You'll know what working together looks like before you commit to anything.
What if I'm selling from out of the area?
We do this all the time. About half of our sellers live out of town or out of state. We handle the prep, the vendors, the marketing, and the negotiation, and we keep you updated along the way. You don't need to fly back to get it done.
Do I need to fix things before I sell, or can I list as-is?
You can list as-is. But how a home is prepared affects how fast it sells and the offers it gets. We won't hand you a list of nice-to-haves. We'll tell you what has to be done for the sale and why, then help you get it done. Sometimes that's a short list. Sometimes it's a roof. Either way, the decision is yours.
What does full-service selling include?
Everything from the first walkthrough to closing. We coordinate the evaluation, the prep work, the vendors, the marketing, and the negotiation, so you don't have to manage any of it. You don't need to become an expert in selling a home. That's our job.
What is the Repair Cost Share Plan?
For well-qualified sellers, we can help coordinate and share the cost of repairs that get a home ready to sell, so upfront expenses don't hold up the sale. We agree on a clear plan together before any work begins. It isn't available for every home, so ask us whether it fits yours.
How much do you charge?
It depends on the property and what the sale needs. After we see your home, you'll get a specific number and a clear list of what's included before you decide anything.
How do offers and negotiation actually work?
On a recent Oakland listing, Nick received eight offers and negotiated the winning buyer up another $125,000 late in the process. That comes from knowing how buyers and their agents operate and keeping the strongest ones engaged. Your job is to hear the options and make the call. Nick's job is to put you in the strongest position to make it.
What if my home doesn't sell right away?
You'll hear about it early. If something isn't working, whether it's the price, the presentation, or the marketing, Nick will tell you what he's seeing and what he'd change. And if renting the home turns out to make more sense, we can manage it for you.
How involved will I need to be?
As involved as you want to be. Most of our sellers are ready to move on and want it handled, so that's how we set things up. We'll keep you informed, bring you the decisions that are yours to make, and take care of the rest.

Should I sell my home or rent it out?
It depends on the property and what you need from it. Because we sell homes and manage more than 350 rental units in the East Bay, we can show you both sides: what the home would likely rent for, what it would take to get it ready, and what a sale could look like. You decide with both options laid out.
How do you decide on a list price?
We walk the property first. Condition, presentation, views, landscaping, and parking all affect value, and we won't recommend a price without seeing them. After the visit, you get a recommended price and a clear list of what needs to be done before the home goes on the market.
What happens at a listing consultation?
One of our agents meets you at the property. We walk through the home together, talk about your timeline, and tell you what has to be done for the sale and what doesn't. You'll leave with a recommendation on price and preparation.
Can you sell a home that has residents living in it?
Yes. Selling an occupied rental means working within notice and access rules, and several East Bay cities add their own protections. We manage hundreds of rentals in these cities and know how to plan a sale around the people living there.
Who will I be working with?
Every sale is handled under the supervision of our broker, Nicholas Drobocky (DRE #01343596), and one of our agents visits every property.
What if I decide to rent my home instead of selling?
We can manage it. Woodminster has managed rental property in the East Bay since 2001, so if renting turns out to be the better choice, we can take it from there without you starting over with someone new.
